When is the Best Time to Re-Roof?

While roofers are available year-round for your roofing repairs, replacements, and installations, the timing of your roofing work can have a significant impact on the cost of the work.  Many homeowners wait until their roof is in dire need of repair or replacement, but roofing professionals always say the best approach to major roofing work involves proper planning.  So, if you are considering roof replacement, you’re probably asking, “when is the best time to re-roof?”  Knowing a little bit about the roofing industry and the seasonal challenges related to roof replacement can help you to answer this question.

First, as mentioned, roofing contractors will always advise that you plan ahead to re-roof your home.  This means that you’re not waiting until significant damage or major leaks appear – instead, you’ve already implemented a regular maintenance plan and you have the information you need to predict the lifespan of your roof.  When you wait for major problems, you need to act quickly which means you are at the mercy of your roofer and their availability.  On the other hand, when you have properly maintained your roof and you know you are approaching the need for a new roof, you can plan according to your roofer’s availability.  In other words, you can avoid peak season emergency repairs or re-roofing.

Peak Season

The peak season is the busiest time of the year for roofers, and it usually falls around late summer and early fall.  Homeowners are preparing their roofs for the winter months while also taking advantage of favourable weather.  During peak season, roofing contractors often have long waitlists, and the most reliable roofers are often fully booked for roof repair and replacement.  Late summer and fall tends to be cooler, but roofers still benefit from dry weather – as such, there is a lot of work to be done.  Because roofers are so busy during the peak season, they tend to increase their prices for installation.  Not only do roofing contractors raise their prices, but suppliers’ prices go up too.

You might alternatively choose to re-roof during the slower winter months.  Supplies tend to be cheaper and roofers have better availability; but depending on the climate in your region, weather can be a problem.  Early summer, before peak season, can be a good time to replace your roof.  However, roofers are usually busier in the dry season, and some roofing materials are more difficult to manage in high temperatures.  For example, asphalt shingles can become soft and are more easily damaged in high temperatures.

Late spring can be a great time to schedule roofing work – but once again, make note that planning ahead and scheduling your roof replacement is essentially “the best time to re-roof.”  You can ensure your roofer’s availability and also get a quote for the work based on seasonal supply prices.  Plus, you won’t have to worry about major catastrophes during the harsh winter months.
